Terms and Condition of Let - Cooper Cottages

 

When you confirm your booking by the payment of a deposit you are entering into a contract with Cooper Cottages. Please read the following conditions of let carefully. If you are unclear on any point please ask for an explanation.

•  A contract shall only arise when your booking is subsdequently confirmed in writing by a letter of confirmation sent by post or email .

•  A firm booking will be made on receipt of a completed booking form and deposit to the value of 20% of the total rental due plus £100.00 refundable deposit. The balance of the total sum due should be paid 6 weeks prior to the date of arrival.

•  Holiday cancellation insurance is not provided by the property owner. The responsibility to arrange appropriate holiday cancellation is yours and it does not form part of the contract. In the event of a cancellation the deposit will be refunded only if Cooper Cottages relets the cancelled period. The sum of £50.00 will be retained by us to cover administrative costs. No refunds will be given after the final payment has been made.

•  Only persons listed on the booking form may occupy the accommodation.

•  The person who signs the booking form is responsible for ensuring that the conditions of let are adhered to, for any loss or damage to the accommodation and the contents, given fair wear and tear, during the rental period. We do ask that breakages are reported so that replacements can be put in place for the next guests. The accommodation rented should be kept clean and in good condition. If excessive cleaning is required on your departure Cooper Cottages reserve the right to retain the costs from the £100 deposit.

•  Check in time is 4.00pm

•  Check out time is 10:00am.  It is necessary for us to strictly adhere to this time frame as we need to prepare for our new arrivals.

•  Pets - Please check. Some properties welcome pets while others are unable to do so. A charge of £15.00 each dog per week, would be payable if your dog is allowed. Normally no more than two dogs will be allowed. Dogs should use their own bedding, must be house trained, confined to public rooms, not allowed on furniture and never left unattended in the property. Out of doors any fouling must be cleared.

•  We do not allow smoking inside the properties, however there are outside areas if you should wish to smoke.

•  Personal property of visitors occupying our accommodation is not the responsibility of Cooper Cottages. Vehicles and personal property are left at your own risk.

•  If for any reason the accommodation booked is not available to you on the required dates, due to reasons out with our control, Cooper Cottages will take reasonable steps to find alternative accommodation. If suitable accommodation is not available, then all sums paid by the visitor will be refunded. Cooper Cottages will have no further liability to the visitor or any other party.

•  Cooper Cottages reserve the right to refuse entry to accommodation to anyone who, in our opinion, is not suitable to take charge of the property. In this case the contract will be terminated without further liability. A refund will be given if the property can be re-let. (As in 3. above). We also reserve the right to terminate the contract at any time or remove any person or persons due to unreasonable behaviour, damage to the property or causing annoyance or offence to other people. Any refund will be at the discretion of Cooper Cottages.

•  The contract formed confers a right to occupy the accommodation for the agreed period only in accordance with Section 12(2) and paragraph 8 of Schedule 4 of the Housing Scotland Act 1988.
